If you are a secretary of a Chennai apartment association, sooner or later the pigeon question arrives at your General Body meeting. This is how to handle it cleanly.
1. Get one whole-building quote, not per-flat
The economics only work when the entire shaft and all balconies are done together. Individual flat installs leave gaps that the birds simply move to.
2. Whole-building bird control includes 3 things
- Shaft duct nets — seal the vertical shaft top-to-bottom
- Balcony nets — for individual balconies
- Terrace bird nets — for the open terrace and parapet
3. Pre-work: clean the shaft
Before installing nets, arrange a full clean-out of accumulated droppings and nests. This is not optional — it is a hygiene requirement and it is far cheaper before nets go up than after.
4. Get the AGM buy-in first
Present a written proposal with photos, quote breakdown and vendor references. Push for a single line-item vote — do not let it become a debate about which flat pays what.
5. Scheduling
Whole-building installs typically take 2–4 days for a small block (12–20 flats), a week for a bigger tower. Schedule around any monsoon or festival weekends.
6. Terms that must be in the contract
- Written warranty on nets AND workmanship
- Free repair visits for 12 months minimum
- Insurance for installers (worker liability)
- Written specifications for net gauge, framing and anchor material
- A named site supervisor from the vendor for the entire install
If you are considering an apartment-wide bird control install, Apex has done hundreds. We provide association secretaries with a full proposal pack including photos, specs and vendor references. Just call and we handle the rest.
